Industrial Sales Spree in Caloundra
Demand for properties in Caloundra’s industrial precincts is sky high with Ray White Commercial Caloundra chalking up almost $2.7 million worth of recent sales.
Ray White Commercial Caloundra’s Len Greedy and Alan Gray have completed five recent industrial sales in Caloundra West and Warana.
The biggest sale was an approximately 630 sqm tenanted building at 8 Sydal Street, Caloundra West, which was sold to a local investor for $930,000.
Len Greedy said the warehouse is leased by the Gemini Accident Repair Centre, which has 37 outlets nationwide.
“We had strong interest in this property which is generating rental income of approximately $64,071 per annum,” he said.
Other sales completed by Mr Greedy and Mr Gray included a 390 sqm warehouse/office investment at 13 Latcham Drive, Caloundra West, which sold for $690,000.
Also sold was a 250 sqm industrial unit at 3/3 Machinery Avenue, Warana, for $475,000, a 185 sqm industrial shed at 3/7 Exeter Way, Caloundra West, for $350,000 and a 140 sqm industrial unit with office at 2/159 Mark Road, Caloundra West, for $225,000.
Alan Gray said industrial investment properties which offered a strong tenant, a long lease and a great location were in high demand.
“Caloundra is a great location for investors,” he said.
“Its status as a major South East Queensland growth area has also been reinforced with the construction of the Sunshine Coast University Hospitals and approval of the Caloundra South residential development.”
