Warana’s record land price smashed in pre-auction sale

THE Sunshine Coast suburb of Warana has set a new record for land price in the area with a blank canvas site ripe for development selling for $835,000 at 9 Dual Avenue.

The asset, with a total land area of 1,872sq m*, was one of the few remaining development sites in Warana and sold prior to auction.

The deal was brokered by Ray White Commercial Caloundra Sales and Leasing Consultant Brenton Thomas.

Mr Thomas said the interest in the development site was strong and the asset benefitted from its central location in a renowned commercial hub.

“Ideally positioned in a community of long-established businesses and at the foot of the most recently completed two major public and private hospitals, the site attracted interest from locals and from Brisbane,” he said.

“It was the only vacant land available in the area at the time and it was no surprise to us that the site sold for a record-setting price.

“The property is currently occupied by a rigging company and they’ve agreed to lease back the vacant land for a period of time.”

Mr Thomas said the long-term plans for the site were particularly intriguing.

“The new owner has visions of an exciting future development, incorporating a modern multiple unit complex,” he said.

“Preliminary plans are under way for this unique and valuable land which will incorporate modern and architecturally designed industrial units that haven’t been available in the area before.”
